Brierley Homes is growing, and we’re looking for an experienced Commercial Manager to lead our commercial function and support the successful delivery of high‑quality residential schemes at Brierley Homes. This is a key role within the business, offering the opportunity to influence commercial strategy, strengthen financial performance, and help shape future growth.
As Commercial Manager, you will sit as part of our senior leadership team and oversee the commercial management of residential construction projects from tender stage through to final account. Your initiative, attention to detail and commercial awareness will ensure each project is delivered profitably, in line with contractual standards, and supported by strong cost control, risk management, and value optimisation.
Working closely with the Construction Manager and the rest of the senior leadership team, you'll contribute to business planning, commercial governance, and the continual improvement of processes across the business, driving the development of the commercial function while contributing to the strategic direction of the business. Using your knowledge and expertise, you will identify areas of improvement, implementing effective and efficient processes that will boost productivity and enhance ways of working.

What You’ll Be Doing
- Develop effective commercial systems, structures, and processes
- Determine project delivery routes with the Construction Manager.
- Take full commercial ownership of allocated projects, including budgets, forecasts, CVRs, cash flow, applications, and final accounts.
- Identify and manage commercial risks, opportunities, variations, and change control.
- Manage and administer construction contracts (JCT/NEC) and ensure full compliance with contractual and company procedures.
- Lead subcontract procurement, negotiation, appointment, payments, variations, and final accounts.
- Provide commercial input into business plans, project cases, tender pricing, risk analysis, and commercial strategy.
- Review contract terms pre‑award and provide commercial insight during design development and value engineering.
- Work closely with Quantity Surveyors and site teams to achieve commercial and financial objectives.
- Prepare accurate commercial and financial reports for senior leadership and support internal audits and governance.
- Recommend cost‑effective solutions linked to design, productivity, or regulatory change.
- Lead, mentor, and develop Quantity Surveyors and wider commercial staff.
- Build strong relationships with clients, consultants, and the supply chain, representing Brierley Homes in commercial negotiations and meetings.
- Champion Brierley Homes’ reputation by always acting with professionalism and integrity, ensuring our work reflects the high standards expected of a public‑funded organisation dedicated to best value, transparency, and the delivery of high‑quality homes for North Yorkshire residents.
What We’re Looking For
- Degree or equivalent in Quantity Surveying, Commercial Management, Construction Management, or related field.
- Experience as a Commercial Manager or Senior Quantity Surveyor within the UK construction industry, ideally for a main contractor.
- Strong understanding of UK construction contracts (JCT/NEC).
- Excellent commercial, contractual, and financial acumen.
- Experience managing multiple projects or large‑scale schemes.
- Strong negotiation, communication, and stakeholder‑management skills.
- Competent in Microsoft Excel and commercial reporting systems.
- MRICS / MCIOB desirable but not essential.

Working closely with the Commercial Manager and the rest of the senior leadership team, you’ll shape and continually refine our construction management function, contributing to business planning, project strategies, and organisational growth. Using your knowledge and expertise, you will identify areas of improvement, implementing effective and efficient processes that will boost productivity and enhance ways of working.

What You’ll Be Doing
- Develop and maintain effective systems, structures, and processes for the Construction Management function.
- Determine project delivery routes with the Commercial Manager and support business plans and project cases.
- Manage day‑to‑day site operations, ensuring programmes are delivered on time and to specification.
- Coordinate subcontractors, suppliers, and site teams, ensuring strong communication and collaboration across commercial, design, sales, and technical functions.
- Monitor costs, budgets, variations, risks, and performance, providing progress updates and reports to senior management and the Board when required.
- Ensure full compliance with CDM 2015, Health & Safety legislation, UK Building Regulations, NHBC/LABC standards, planning conditions, and all company procedures.
- Lead site inductions, toolbox talks, safety briefings, and maintain accurate site records, inspections, and permits.
- Uphold high standards of quality through robust quality control, managing snagging, defects, and final handovers.
- Recommend cost‑effective solutions to design, productivity, and regulatory challenges, and support resolution of technical issues.
- Lead, motivate, and develop site teams, and build strong relationships with architects, engineers, consultants, local authorities, and wider stakeholders.
- Support procurement planning, sequencing, and review of construction programmes and method statements.
- Champion Brierley Homes’ reputation by always acting with professionalism and integrity, ensuring our work reflects the high standards expected of a public‑funded organisation dedicated to best value, transparency, and the delivery of high‑quality homes for North Yorkshire residents.
What We’re Looking For
Essential
- Proven experience as a Construction Manager within UK residential development.
- Strong knowledge of UK Building Regulations, NHBC standards, and residential build processes.
- Excellent leadership, communication, and organisational skills.
- Experience managing multiple subcontractors and competing priorities.
- CSCS Black Card (Construction Manager).
- SMSTS qualification.
Desirable
- Construction Management or related qualification.
- Experience with both traditional and modern methods of construction.
- First Aid at Work certificate.
- Experience delivering high‑volume housing or apartment schemes.

Brierley Homes is entering an ambitious new phase of growth, supported by a strengthened senior management structure and a clear five‑year delivery plan. Over the coming years, we will continue to expand our portfolio of high‑quality residential developments across North Yorkshire, delivering around 100 homes per year across multiple, concurrently managed sites. This pipeline includes a mix of new-build and refurbishment schemes, ranging from small developments of five homes to larger sites of up to fifty units, each designed to meet the needs of local communities and uphold the standards expected of a public‑owned housebuilder.
